1) What is our Goal and Mission?

Our organization always puts our investors’ interest in front of ours NO ACCEPTIONS!!! Prosper 2000 will always remain responsible for maintaining our goals and to assure that our investors needs are met by over exceeding their expectations. We take the trust of our clients in our firm very seriously. Our mission is to serve our clients by continuously preserving their capital while generating steady return on their investments.

2) What exactly are Tax Liens and Tax Deeds?

Tax Lien Certificate is a process giving the property owner more time to pay for property taxes. Tax Lien Certificate is issued by the County, Municipality or Township allowing an opportunity for an investor to step in to pay for the taxes and earning guaranteed 8%, 15% and 18% interest. An investment is guaranteed by the state law and backed by peace of real-estate. Similarly, Tax Deed often allows an investor to purchase the properly free and clear at deep discounts.

These Investors help our local communities as county governments need to collect the taxes to maintain roads, bridges, fire departments, police departments, park and libraries, etc. The biggest percentage of their revenues is spent on school systems.

Both Tax Liens and Tax Deeds Investing has been and still is very lucrative type of investment specifically for hedge funds, banks and Insurance companies that have generated millions of dollars in revenue and it continues to do so in todays market.

3) Why haven’t I heard about this type of Investment in the past?

One of the reasons this investment is not advertised is the fact that is it against the law to sell Tax Lien Certificate and collect a commission. If the law allowed commissions, it would have been advertised by Wall Street and Bankers frequently.

4) What are our Risk Factors?

Like any other investment out there, there are risks that are associated with purchasing Tax Liens and Tax Deeds and each investor must be aware of.
Our organization uses very strict and specific strategies unique to each market we invest in. Those rules associated to risk management are being followed by all Prosper2000 team members. Internal audits are performed frequently to ensure accuracy of each and every real estate transaction.
It is very unlikely to lose money on any single transaction given the fact we are acquiring these properties at 50% discounts or more.

5) When was our Organization Established?

Although our proven strategies are in existence for many years used by our close mentors, our entity has been formed and officially established in 2015.

6) Where do we reside?

Our main office was located in Calabasas California, which is about 24 miles North of Los Angeles. Our office officially relocated to Orlando Florida in 2017 for the soul purpose of purchasing Tax Lines and Tax Deeds. Please note that regardless of our location we keep acquiring properties in multiple states and counties.

7) How do we define our unique selling proposition – what makes us unique from many other Real-Estate Investment firms?

The true quality that differentiates our organization from its competitors is in its uniqueness of technics and strategies tailored around each state we invest in and its laws. In addition, we differentiate ourselves from many other firms not only by our outstanding results of unrealized profits but also by focusing on non-traditional type of real-estate that generates significantly higher ROI. Although we are fairly new firm, our strong existing (limited) track record speaks for itself. Each acquired property (of unrealized profit) generated high returns to our Investors as we continue to do so. We expect to continue generate similar or higher returns in all market conditions as we continually prepare for various unexpected changes, events and challenges that may occur in the market.

8) In what regions and markets are we currently investing in also by acquiring real estate properties and why?

We currently focus and invest in eleven states and over 40 counties actively that we have identified as best markets to be investing in. We continue to expand to new states, using new strategies, each unique to those markets that will ultimately increase leverage and provide diversification to our overall investment. We have built detailed statistics for each state, county and city to identify best school systems, overall market conditions and other important factors related to selecting region.

9) What is our vision?

The main goal is to always over exceeding our Investor’s expectations. At the same time to continue to establish strong significant relationships with new clients and earn their trust. Our vision is to keep expanding to new markets and regions by hiring more people specializing to those markets. That will allow us to provide services to more investors and new clients without increasing the overall risk. Expanding to new markets will also allow us to work with more individual investors while keeping the same leverage and diversification.

10) What is an accredited Investor?

Accredited Investor is somebody who meets any of the following criteria:

Individual or joint net worth (excluding home) of $1,000,000
Individual income of $200k or joint income of $300k in past 2 years
Represent corporation or partnership with assets over $5,000,000
Represent personal trust with assets over $5,000,000
Represent employee benefit plan with assets over $5,000,000
Represent municipal plan with assets over $5,000,000

11) What type of financial services does your Investment vehicle offers?

Our investment firm offers High end Premium services to its clients mostly high Net worth Individuals. An initial investment of 100,000 dollars or more includes detailed 90 minute in person one on one consultation focusing on Investor’s needs and goals. Personal Investment Plan with Investor’s projected revenue will be created and tailored specifically to investor’s needs with an ultimate goal of reaching client’s Investment objectives.

Some of the investments we offer are: Tax Liens, Tax Deeds, Mortgage Notes, Pre-IPO angel-investing, Crypto, Short-term rentals / rental services and others. In addition, we offer long-term investments that provide our clients positive monthly cash flow of around 8% to 12% or more.

Types of Investors: Typically, accredited investors, high net worth Individuals and hedge funds.

12) Who receives your personal information after becoming new client?

Only our internal department within our organization will keep your personal information on file that will remain secure and protected. We DO NOT sell any of our clients’ information to anyone. Note: This will be included in section of the term sheet contract. The true identity of our clients will not even be disclosed and available to our employees and will be kept as confidential at all times as we take protection of our client’s identity very seriously.

13) What is the typical minimum amount of money I need to invest with Prosper 2000?
Suggested minimum initial capital contribution to the Partnership is $100,000, subject to change to lesser amount. We are in some cases willing to work with investors wanting to invest significantly lower amounts assuming we chooses to accept such initial or additional contributions. New investors will be admitted to the Partnership five business days after receiving investment funds. The CEO may, in its sole discretion, elect to temporarily or permanently suspend the offering of Interests. The CEO may, in its sole discretion, reject any subscription request for any reason or no reason.
14) You decided to make an investment with Us, what’s the next step?

We strongly recommend for every potential client to visit our website to ensure full understanding of our investment firm and its comfort level. Most importantly everyone needs to be aware of the risk associated with investing.

Every investor will need to submit all the required information that will be asked. A Welcome package with incoming wire instructions will be mailed to your residence in a next 7 to 10 business days. You will then need to read our Limited Liability Company Agreement, Investors Agreement, Disclosure Documents and other legal agreement documents, initial each page, fill out, sign and send back to Prosper 2000 along with your investment. A wire transfer is the only acceptable form of making a deposit.

Although it is not required, it is strongly recommended to consult this investment with your attorney’s prior of making an investment. We simply want to ensure you understand the terms and you are comfortable with making an investment and putting your trust with our firm.

15) Is the P&L number being updated daily on the website?
Our website was not designed to provide real time data or the P&L and is being used primarily to give our followers and visitors good indication on the performance of our overall investment fund. Typically the P&L is only updated before and after new real estate transaction, Tax Liens purchase and or other Investments we invest our own funds in.

Only our existing clients with their own login credentials will have access to real-time data, full reports that will include: Balance Sheet, Financial Statement, Income Statement, detailed transactions and most updated information for their investment.

Each investor will be able to log in and to review the progress of his investment daily. Full report of each Tax Lien, Tax Deed and or any real-estate transaction will be generated to our investors. In addition our clients will be able to track detail progress of each transaction from start to finish.

16) Will you be able to withdraw your entire investment at any time?

The lock up period begins the day an investment is made with investors’ capital up to the point of that same investment has been closed meaning each client will be unable to withdraw the entire investment during that time frame. There are no restrictions fees or penalties if the investment is being withdrawn after one year. A fee of 125.00 dollars will only apply if the investment will be withdrawn in less than 04 months. Please note that the CEO may be able to issue waiver in the event of any Emergency or personal situation that would require an Investor to withdrawn invested capital.

17) What happens in the event of housing market correction, how prepared are we?
There has been a lot of talk about much anticipated correction in both the stock market and housing market that many people have been expecting for several years since we are overdue for one.

Both Tax Liens and Tax Deeds investing is recession bullet proof since we are acquiring real estate properties at significantly deep discounts of 50% or more.

Our financial model and strategies have not been designed to track housing correction in the market. Each real estate transaction is being acquired after identifying high profits that have been identified and determined in advance. The housing market conditions will never affect the yield since we keep most of our properties for only several months. We do not purchase real estate aggressively, meaning we are not purchasing multiple properties monthly, we rather focus on making less number of transactions resulting in higher profits.

18) Is our organization affiliated with any other firm, fund or organization?
Prosper 2000 is a private and independent non-traditional real-estate Investment firm not affiliated with any other fund or organization.
19) What does our average client look like?
Our goal remains to focus on targeting High net worth individuals, Professional Athletes, celebrities, accredited Investors and qualified clients with net worth of over 1,000.000 dollars. Most of these clients typically run multiple businesses and have net worth of over $2,000.000.
20) What steps do we take to protect your investment?

Our firm invests its own capital as well hence it is equally important for us not to lose any money on any single Investment transaction regardless of the origin of the capital. We are very thorough and consistent with our research process that we follow, purchasing properties for cents on a dollar at deep discounts. Although not impossible, it is hard to lose money on real-estate transaction you purchased 40% to 50% cheaper as long as our research has been done properly. Furthermore, based on our payout structure, our investors get paid first before we do since there is no Management fee. That is also why we are dedicated to make steady returns to our investors. We simply treat our investors’ capital as equal as ours.

21) What kind of reporting do we offer?

Each existing client / investor receives access to a private secure web-portal which provides monthly detailed reports that includes the following:

Performance report.
Client’s Investment Report.
Master Fee Agreement.
Investment Analysis.
Seller Investment Disclosure.
Investment Report.
Insurance on Investment.
Activity Report includes all current and previous acquisitions and Investment purchases.
Statement along with quarterly estimated tax.
Timeline of each investment and much more.

Additional audit reports will also be available for download on our web portal.
Each client will have access to download any of the reports that will remain available for the period of four years and archive after that period.

22) How can we be so certain our Investments are so good and safe?

There is no Investment that is 100% Risk free. Each investment has certain degree of risk. However, investments we are executing involves very low risk which is also the reason Banks invests in it.

 

  • Banks and insurance companies are the biggest players in this market. Why? Because it is one of the safest investments and it has been for decades. Here is how it works: Financially uneducated person invests for example in our illustration $10,000 in CD-Certificate of Deposit with a return of 2.5%. What does a Bank do with your money? They reinvest it into Tax Liens and Tax Deed earning the bank double- and triple-digit returns. An investor will collect a guaranteed return of a lousy $250 while the bank keeps thousands of dollars from this transaction. In essence, we act as a Bank within an exception of generating our clients much higher returns investing your money into same investment vehicle. Everyone wins in this situation. Another big difference between the Banks and Prosper is that we are experts in investing to Liens and Deeds.
  • Tax Liens and Tax Deeds are considered a lower risk investment, which is the reason banks invest your money into these types of investments.
  • Prosper organization uses specific strategies with well and in advance calculated risk.
  • Our clients earn on average at least 20% ROI and much higher. By looking at our earlier illustration, based on a 10,000 dollars investment, banks return to customer is 250 dollars. By investing 10,000 dollars with Prosper, your investment will be around $2,000 to $3,000 on lower end. It is also important to note, that Banks are not in business of real estate (at least not for a long time). Banks are in business to lend money while our firm is in business to grow our clients’ investment base.
23) Do we guarantee the profits based on our projections?

We do NOT guarantee profits to Investors!!! Our investment firm stands for: LOYALTY, TRUST and COMMITMENT!!! We value the trust each of our client put into our organization. We are laser-focus and committed to earn double and triple digit returns to our Investors while building their trust and firms reputation. Our entire team truly cares for our client’s success.

24) How are the projections being determined?

Our projections are determined by several factors such as: number of employees generating reports and providing research, number of states we operate in, the amount of Investment capital, past performance, state laws and others.
